A Maintenance Schedule for a High-Desert Climate
Most emergency calls are preventable. In this climate the schedule looks different from what you would follow in a humid or coastal state.
March, before hail season
Inspect and photograph the door while it is undamaged, so you have a before. Check seals for UV cracking and replace if they no longer compress.
June, mid-summer
The hottest and highest-UV period. Re-lubricate, because heat drives lubricant out of roller bearings faster than anything else. Listen for the dry grinding that means bearings are running empty.
September, before the cold
Balance test and spring inspection. Catch a tired spring on your terms rather than on a January morning.
December, winter check
Clear grit from the track, check photo-eye alignment, and confirm the bottom seal is still sealing against a cold slab.
Lubrication, done properly
A garage door lubricant, silicone or lithium based. Not WD-40, which is a solvent and strips what you want to keep. Hinges, roller stems, springs and the opener rail. Not the track, which should be clean and dry.
